“Budvanska Seeks Tenants for Four Beach Locations”

The “Budvanska rivijera” hotel group has issued a public invitation to lease four of its beaches in Budva, anticipating a revenue of at least 135 thousand euros for the season.
According to the public invitation obtained by “Vijesti,” the tender encompasses three areas of swimming on Slovenska Beach and the eastern section of Brijeg od Budve beach (Ričardova glava).
In early May, the executive director of the Hotel Group Jovan Gregović addressed the Board of Directors of the Public Company for Coastal Zone Management, requesting management rights over five beaches: four on Slovenska Beach and one on Brijeg od Budva. The public company did not announce a tender for these areas in March.
“Following the meeting of our Board of Directors, we want to convey that we have acknowledged the response from the Board of the Public Company for Coastal Zone Management concerning beaches 4A (hotel beach), 9N1 (public beach for pets), and 9A1, 9A2, and 9B (public-family beaches). For the effective organization of these beaches, we request you to transfer management rights to us promptly or provide the necessary consent. Additionally, urban planning and technical conditions must be granted at the earliest, especially since the tourist season has commenced,” stated Gregović in correspondence to the President of the Coastal Zone Management Board, Star Janovic.
The Coastal Authority granted its approval, permitting “Budvanska rivijera” to announce a tender three days ago to swiftly find tenants for the beach.
The public invitation mentions the search for a tenant for a hotel swimming pool located in Stari Grad.
The “hotel beach,” location code 4A, is 80 meters long and covers 1,690 square meters. Temporary facility installation, including a catering terrace of 225 square meters, is permitted. The minimum seasonal lease price is set at 35,000 euros.
The tender also includes three swimming areas on Slovenska Beach, extending from the “Obala” restaurant to Feronin potok.
The first area is a public family swimming pool, location code 9A1, measuring 45 meters in length and occupying 1,024 square meters, where a catering terrace of 70 square meters is allowed. The minimum seasonal rental price stated in the public invitation is 30,000 euros.
A bathing area with the location code 9A2 is included, measuring 50 meters long and 1,356 square meters in area, allowing for an open bar of 12 square meters with a 100 square meter terrace. The minimum price for seasonal use is again set at 30,000 euros.
Interested parties can also submit offers for the lease of a public family swimming pool marked 9B, extending 76 meters in length and covering 2,947 square meters. It allows temporary facilities, including an open bar of 12 square meters and a terrace of 100 square meters, with a minimum seasonal lease price of 40,000 euros.
The Hotel Group “Budvanska rivijera” informed “Vijesti” that the criteria for selecting the best offer differ from those set by JP Morsko dobro in its tender. Specifically, as outlined in the public invitation, the criterion for the selection of offers for public family beaches is the highest bid, while for 5-star or 4-star hotel beaches and resorts, the selection is based on the highest offered price with a location adjacent to the beach and a minimum capacity of 50 accommodation units.
The bid opening is scheduled for June 13.
The hotel group, predominantly owned by the state of Montenegro, is registered as the owner of sections of Slovenska plaža and Brijeg od Budva, where the Maritime Department has designated five beaches in the Beach Atlas for lease until 2028, which were leased in prior years.
The hotel swimming area at Ričardova glava was formerly leased to the Avala hotel.
