As per unofficial reports from “Vijesti”, the Arab firm “Eagle Hills” is set to secure management of nine out of the 19 beaches on Velika Plaza in Ulcinj for which it placed a bid.

An insider revealed to “Vijesti” that “the expert committee, having evaluated the bids, has decided that the Arab company will manage nine swimming areas by 2028.”

The bids were submitted during a public auction held yesterday at the offices of the Public Company for Coastal Zone Management in Budva.

The tender called for management of approximately 40 bathing areas on Velika Plaza.

“Eagle Hills” offered to lease the beach area identified as 10E (located on Velika Plaza with a length of 170 meters), where the minimum seasonal lease price was set at 69,445 euros, with their bid being 108,000 euros.

For the lease of another area on Velika Plaza (designated 10F), measuring 266 meters and a minimum price of 68,350 euros, “Eagle Hills” bid 106,000 euros. They also contested for the lease of location 10G (173 meters long) with a minimum price of 62,255 euros, submitting a bid of 97,000 euros.

For the lease of area 10H, 165 meters in length and a minimum lease price of 52,396 euros, “Eagle Hills Montenegro” proposed 81,500 euros. In addition, for location 10I (140 meters at a starting price of 40,097 euros), their bid was 62,500 euros, and for the adjacent beach (location 10J), measuring 100 meters with a starting price of 30,320 euros, the offer was 47,000 euros.

A bid was also made for a 10-meter stretch of Velika Plaza (location 1N20), starting at 2,327 euros, with an offer of 3,625 euros. For location 10N2 on Velika Plaza, which garnered nine bids with a starting price of 28,952 euros, “Eagle Hills” proposed 45,000 euros.

For another 10-meter stretch on Velika Plaza (marked 308K) with a starting price of 124,945 euros, their offer reached 194,000 euros, although this was confirmed to “Vijesti” not to be the highest bid.

Regarding the beach at location 10L, spanning 304 meters with an opening bid of 110,112.5 euros, the offer from “Eagle Hills Montenegro” was 181,000 euros. For location 10M, with a starting price of 107,990 euros, they bid 168,000 euros.

“Eagle Hills Montenegro” also put forth an offer of 90,000 euros for a portion of Velika Plaza (location 10N), measuring 232 meters with a starting price of 58,022 euros, and for another portion (location 10O), extending 260 meters and with a minimum price of 94,589.7 euros, they bid 147,000 euros.

For the beach on Velika Plaza (location 10Q) with a starting price of 49,657 euros, their bid was 77,000 euros. For location 10P, stretching 205 meters with a starting price of 56,820 euros, the offer was 88,500 euros, and for a 260-meter beach priced at 82,440 euros, they bid 128,000 euros.

“Eagle Hills Montenegro” proposed 91,500 euros for the lease of a bathing area on Velika Plaza (location 10R1) starting at 58,770 euros, and also aimed for an adjacent area (location 10R2) starting at 40,602 euros, with an offer of 63,000 euros.

The Arab company was also interested in a 10-meter stretch on Velika Plaza (location 1S200) with a starting price of 46,653 euros, for which they submitted a bid of 72,500 euros. Despite their interest in 19 beaches, “Vijesti” noted upon reviewing competing bids that it is improbable for “Eagle Hills Montenegro” to manage to acquire half of those they are pursuing, as their offers on individual beaches are generally lower than those of other bidders.
