The average price of a square meter of the new apartment 2.2 thousand euros

Average Cost per Square Meter for New Apartments: €2,200

The average price per square meter for apartments in new buildings in Montenegro for the second quarter of this year is estimated at 2,201 euros, reflecting a 20 percent increase compared to the same quarter last year, based on preliminary data from MONSTAT.

When compared to the first quarter of this year, the price per square meter rose by approximately two percent.

The highest average price for a square meter of apartments in new buildings during the second quarter was recorded in the coastal region at 2,333 euros. In Podgorica, the average was 2,108 euros, while the central region saw an average of 1,068 euros, and the northern region recorded 1,547 euros.

According to MONSTAT, the average price per square meter for new construction apartments is influenced by the share of apartments categorized as solidarity housing. A higher proportion of these types of apartments generally leads to lower average prices in new developments, whereas a lower participation results in higher average prices, as stated by MONSTAT.

“The average price per square meter for new buildings in Montenegro in the second quarter of 2025 was 2,201 euros; however, there were no sales for apartments in solidarity housing construction,” according to MONSTAT’s report.
