€2.681 Million for 2.1 Square Meters

Prva Banka has sold a prime plot of land situated on the city bypass, adjacent to the newly opened shopping center “Mega Mall,” for €2.1 million.

This transaction is validated by the real estate register accessed by “Vijesti,” which indicates that as of June 25, the company “Euro truck – Montenegro” from Zeta is now the owner of the 2,681 square meter plot that was previously held by businessman Aco Đukanović’s bank. The company, which specializes in retail trade of motor vehicle parts and equipment, secured a million-euro loan, leading to the registration of a mortgage by Prva Banka in the cadastral records.

“The registration of a first-tier mortgage based on a pledge statement in favor of the mortgagee Prva Banka to secure claims under a loan agreement amounting to €2,100,000. The repayment term spans 10 years, with a prohibition on alienation and encumbrance enforced without the written consent of the mortgagee. Consent has been granted by the debtor for immediate forced execution without delay.”

Additionally, Prva Banka confirmed on its website that the plot is no longer available for sale.

“The plot spanning 2,681 square meters is located in the Budva area of Boljači Do, on the right side, directly adjacent to the Adriatic Highway (bypass) heading from Budva to Kotor. The site is approximately one kilometer from the coast, or Slovenska Beach, and two kilometers from the Old Town. It is situated opposite the new University building, with several multi-story commercial and residential structures nearby. The terrain is relatively flat and has the capability to connect to all city infrastructure networks. The land is currently not urbanized, and planning documentation development for the Municipality of Budva is in progress,” the bank’s website states.

For many years, the bank has been on the lookout for potential buyers. With the new shopping mall’s construction, this area has become one of the most sought-after in Budva, with a luxury resort already underway in the vicinity.

Prva Banka previously had around a dozen attractive plots available in the Budva municipality, which it had been attempting to sell for years.

Recently, “Vijesti” reported that Đukanović’s bank has reclaimed ownership of an appealing land complex in Miločerski Park, which it sold four years ago to “Easy Drive,” a company based in Podgorica owned by businessman Aleksandar Aco Mijajlović. As of February 4 of this year, the bank has re-registered to a 6,286 square meter plot in Miševina, located just above the road in Miločerski Park.

Mijajlović, often linked by the media to the “Grand team” and as a former co-owner of the construction firm “Bemax,” acquired the attractive land complex from Prva Banka in mid-November 2021. At that time, “Vijesti” reported that Prva Banka transferred two valuable properties— the former “Titeks” resort in Bečići to “Bemax” and a parcel in Miločerski Park to Mijajlović’s company.

According to the real estate register then, the 6,286 square meter Miševina plot was transferred as property of “Easy Drive,” with the basis for acquisition being a purchase. A mortgage of €5.1 million from Đukanović’s bank was also recorded as a burden on the land.

In addition to this, Prva Banka is seeking buyers for a 6,269 square meter plot in Petrovac, which previously housed a resort.

“The property is located on a steep incline above the bus station in Petrovac, about 500 meters from the coastline. The main road passes directly above the location. The previous building was used as a holiday resort by the Ferijalnog savez. Access is provided via a separate road from the local urban road. The old-style villa is constructed of natural stone across four cascading floors, comprising five buildings with areas of 134, 101, 133, 12, and 8 square meters. The land is urbanized,” according to the bank’s website.

The bank has not yet disclosed a sales price for this plot.

Meanwhile, a buyer is being sought for a 14,796 square meter land complex on Košljun hill above Budva, which the bank acquired from the Budva-based company “SP Luna” due to an outstanding loan.

A 330 square meter plot in Petrovac is available for €1,600,000.

“This property is located in the small coastal town of Petrovac na moru, on the left side of the entrance road leading from the Adriatic Highway to the center of Petrovac. Access to the property is via a right turn from the Adriatic Highway, moving from Budva towards Bar; after 800 meters on the access road, the property lies on the left side, adjacent to a road leading to Petrovac’s center,” the bank’s website details.

A 6,219 square meter plot in the Budva area of Maine is currently for sale at €680,000, with the planning documentation allowing for individual construction.

Prva Banka is also seeking a buyer for a 3.5-hectare land complex in Buljarica, with no price announced yet.

Furthermore, another plot in Petrovac measuring 1,358 square meters is priced at €420,000.

A 1,237 square meter plot in the Kruševica area remains for sale, alongside 4,095 square meters in Kuljače above Sveti Stefan.
