Tenants prevented us from securing the location and erecting a protective fence, we distance ourselves from public condemnation

“Tenants Hindered Our Efforts to Secure the Site and Install a Protection Fence; We Distancing Ourselves from Public Criticism”

The Eurozox company announced today that in 2023 it entered into a Real Estate Purchase Agreement aimed at optimizing the subject property and aligning it with the relevant Planning Document DUP “Nova Varoš 2” in Podgorica (“Official Gazette of Montenegro – Municipal Regulations” No. 32/18), which serves as the basis for the valid Urban and Technical Conditions (UTU) No. 08-332/23-1314 dated 3.8.2023.

The company mentioned that they are addressing the public regarding the recent incident involving a felled tree on private land.

“In accordance with the issued UTU, we initiated preparations for technical documentation and are in the process of obtaining the necessary permits for the valuation of the property while adhering to all required procedures under the Law on Spatial Planning and Construction of Buildings. Upon reporting the removal of an unauthorized structure on our property, we were required to secure the area and install a protective fence—an action we were prevented from completing by tenants of nearby buildings, despite holding all necessary documentation,” the Eurozox statement indicates.

The company further asserted that in light of recent developments, they are publicly distancing themselves from any negative perceptions and stated that they held a constructive meeting with Podgorica’s Mayor, Saša Mujović, and the Capital City Administration.

“During that meeting, we reached a consensus that, as a socially responsible entity, we would seek a resolution and express our willingness to consider a location exchange. Eurozox is a credible and socially responsible company, distinct from the illegal constructors that certain citizens or usurpers of our land portray us to be. To demonstrate our commitment, we have made a substantial donation towards the greening of the Montenegro University campus, covering approximately 25 hectares, an initiative witnessed by the current mayor, who was the dean of the Faculty of Electrical Engineering at the time. Ultimately, we believe that those questioning our integrity have not contributed to the enhancement of green spaces in the Capital City to a similar degree,” said Eurozox.

Earlier today, following a meeting with Mujović, Eurozox’s commercial director, Željko Šljivančanin, informed “Vijesti” that the company is considering forgoing the construction of a residential building on Beogradska Street in Podgorica, where a protected 70-year-old tree was cut down over the course of the night between Friday and Saturday.

Šljivančanin noted that everything has been “verbally agreed upon for now,” indicating that “an alternative solution is being explored.”

He assured that the “contested” area will not be damaged, and emphasized that a new site must be identified for the proposed residential building.

Residents of Beogradska Street have maintained vigilance for two consecutive nights since the tree was removed, expressing concern over their living environment. On Monday, May 19, local residents staged a protest, referencing earlier incidents where several individuals were observed in the green space owned by Eurozox.
